Technical Consultants
The appointment of the technical consultant aims to support the interested party in matters and practices related to the science of engineering and which he can not cope without his assistance, due to lack of knowledge, experience and scientific training. The engineer is called to check or evaluate the object of the assignment and to present the results in a reasoned and understandable way to the interested party in order for him to be able to make a decision or proceed with a process (purchase, construction, etc.). In cases where the assistance of an engineer is required by law, then the necessary documents and plans are drawn up (technical report, autopsy report, survey, tables, topographic diagram, etc.) that accompany its conclusion.
The most common cases where the presence of a technical consultant is requested by the interested party, or the assistance of an engineer is required, are:
- in buying and selling real estate where the control of the legality of the property is usually requested, the evaluation of the condition in which the property is (damage, repairs, functionality, etc.), the evaluation of the existing premises of the property in terms of the desired use by the interested party (stores , houses etc) etc.,
- in the purchase and sale of plots and land where it is requested to investigate the perfection, buildability, permitted construction, the suitability of the plot for the desired use by the interested party (construction size, land uses, traffic connection, etc.), etc.
- in disputes or disagreements of the interested party or between the interested parties for technical issues such as the boundaries of the division of a plot, the location of the boundaries of a property, technical issues between co-owners etc,
- the construction of a private project for the drafting of contracts, the control of contractors, the quality of work, the quantities carried out for the calculation of costs, etc.,
- the establishment of horizontal properties in existing or under construction buildings (boards, costs, plans, etc.),
- in the establishment of vertical properties,
- in the execution of works by third parties on adjacent plots or parts of the building where there is a possibility of causing damage to the property of the interested party or to affect it in any way.
