Our office provides the ability to capture - compile & draw topographic diagrams of plots and buildings. With the appropriate modern equipment we provide solutions for any kind of work (such as notarial deed, characterization of the forest office, issuance of a license, arbitrary legalization, state coordinates EGSA 87 ', etc.)
Compilation of topographies for contracts:
In order for any transfer to take place, a topographic diagram must be drawn up. Some essential features of topographic diagrams are:
- Orientation: Where the property is located in the area in relation to the north
- The area measurement of the transferred property
- The sizing of the sides of the property.
- The capture of neighboring properties.
- The responsible statement of the engineer on the basis of L.651 / 77 on perfection and buildability of the property.
- The statement of Law 1337/83 on contribution or not to land and money.
- In addition, in the areas within the plan, the building block is identified and in the topographic one, the street plan of the area is attached.
Compilation of topographic diagrams for the issuance of permits:
In addition to what is required to compile a topographic diagram for the execution of the various legal acts, the compilation of topographic diagrams for permits requires certain additional actions:
- All adjacent properties are mapped and the boundaries of the entire building block are defined for the case of the permits within the plan.
- The road and building lines are planned.
- Elevation mapping of the area is done and elevation curves are drawn.
Demarcations - Area measurements of plots & agricultural parcels:
There are frequent cases where the existing title deed does not agree with the current state of the property boundaries. For this reason, demarcation of the property is required. In the context of the work of our office, the boundaries of the property are assigned coordinates in the state system of coordinates EGSA 87 ', so that some are unambiguous.
Compilation of topographic for land registry:
The compilation of topographic diagrams in cases related to the Land Registry mainly concerns the case of the geometric change of the plot. Such geometric changes can be:
- Combining plots
- Land subdivision
- Remove entry jobs
- Correction of geometric boundaries, area, etc.
In this context, the Land Registry requires the compilation of a topographic diagram where the Engineer:
- Calculates spatial change
- Attributes coordinates to the new peaks in the EGSA 87 'system used by the National Land Registry.
- Calculates new areas
Our office undertakes the processing of the entire application process in the Land Registry.
Compilation of topographic surveys for Forestry Offices:
In cases where the plot is out of the plan, the designation of the property is often requested, in order to clarify whether it is a forest area or not. In these cases, a topographic diagram is drawn up with a coordinate system of EGSA 87 ', while the plot is placed in the 1: 5000 diagram of the geographical service. Copies of the topographic map are sent to the respective forest office in order for employees to visit the area for an autopsy and the final characterization of the property.
